How much do you charge, and how is payment made?

Our rates depend on the types of media services you require. Our prices are subject to change without notice. You can find current pricing on our PRICING page. To get an accurate estimate you can submit the hire us form and we will get back to you.
Payments can be made through cash payment made in person, OR via e-transfer to OR via online credit card through emailed invoice.

Do you accept credit cards, what forms of payment do you accept?

Yes we accept credit cards including VISA, MASTERCARD, and AMEX. Please note there is a 2.5% fee for AMEX cards. We also accept e-transfer payments made to as well as cash payments made in person.

Do you charge tax for your real estate services?

Yes, we charge 13% GST on all services.

What if I need to reschedule or cancel a shoot?

You most certainly can reschedule or cancel. However we require a 48 hour notice for cancellations or you would lose your 50% deposit. Instead of losing the deposit entirely, you can also use the deposit for another shoot, valid for up to 30 days. To reschedule a shoot please give us at least a 24-48 hour notice.

What are your hours?

Note: The exact time for twilight varies depending on time of year.

These hours DO NOT include hours of operation for photo or video shoots. For example, a twilight photo shoot can take place from as early as 6 in the morning or 9 in the evening, any day of the week including Sunday.

Is there a fee for travel?

Yes, there is a flat rate of CAD $25.00 for any travel within a +50km radius of the Greater Toronto Area. This includes regions like: Niagara Falls, Hamilton, Ancaster, Brantford, and more.

Is your work guaranteed?

Yes! It is extremely important to us that all our clients are happy with our services. Our work is 100% Guaranteed, and that means we'll make it right if you are not satisfied. As compensation we are able to offer property re-shoots, credits towards you next photo/video shoot, as well as refunds and discounts. View our refund policy

Do you retain the copyright to your images or are those transferred to me when I buy prints or digital images?

Thats a Good Question! Yes, we retain the copyrights as is standard practice in the photography industry. You purchase a single use, non-exclusive, non-transferable image license. For real estate agents that image license is good for the duration of your listing and expires once the listing is sold, cancelled, or reassigned to another agent. For all others the license does not expire. This is a non-transferable license, meaning you, as the licensee, may not sell, give or loan the photos to any other party. You do have wide leverage to use them for your marketing and promotional needs. This license is also non-exclusive, meaning the copyright holder may sell multiple licenses for the same images. Who owns the images? What are your licensing terms?

In all cases we retain full ownership of the images. All fees reflect the limited use of the images by the listing Real Estate Agent or in some cases the homeowner – whoever is paying for them. During the period of time you have an active listing, you can use the images however you wish to promote and advertise the property, including posting on MLS,, or other web sites, ad placements in on-line and print media, post cards, flyers, brochures, banners, billboards, etc. Once the home sells or if you lose the listing, all rights to the use of the image expires.

Are .RAW files available to purchase?

No. Raw files require special software and complex creative decisions and expertise to produce & develop the final edited version. There, more than likely, won't be any benefit to sending these files. You can get in touch with us to clarify any specific file delivery concerns you might have.

How Do I Book A Shoot and what else do you need to know?

You can reach out to us by filling out the form on the following link: HIRE US. In order for us to confirm the photo/video shoot appointment we will need certain details about the property. You will receive a call back so we may discuss arrangement and details of the shoot.

We also need to know at the time of booking if the subject property does not have power and/or running water, if there are any pets, if there are any restrictions to access parts of the property or specific rooms/areas or items that should not be moved, and lastly if the images and/or other services require rush delivery.

How long will it take to photograph and/or film The Entire property?

We usually take our time with photographs in order to achieve the best possible photos for your listings. Depending on the size of the property this can usually mean anywhere from 1.5 hours - 2.5 hours for photos and at least 2.5 hours for videos. This way we make sure we capture the entire property and make every shot perfect for your listing!

How much notice do you need to schedule my photo and/or video shoot?

Usually we are able to accommodate last minute requests, however it is preferred that clients give at least a 4 day notice before a photo or video shoot. This is so we can be sure to have an available time slot for your property shoot. The more notice clients can provide the better.

How can I help prepare my client’s home (or my) home for a real estate photo shoot?

Always start with a good cleaning. Replace all burnt out bulbs inside & outside the property. The neater and cleaner the home looks the better it will photograph.

What Is A Lead Photo?

The Lead photograph is the main image that shows your property in its best form. Its basically how your house looks from the curb-side. It is the first photograph potential buyers see when they come accross your listing. We use Drones (for larger property) or Tripod setups to capture lead photos.

Do I have to meet you at the home/property to give you access, and who needs to be at the home for the photo/video appointment?

As long as we have access to the property, we can generally complete the shoot on our own. However, we highly recommend the agent or an authorized rep be present for the shoot. If there are any specific views, angles, or details you want to ensure are captured, your participation is the only way to make sure you get exactly what you want. Whether or not the homeowner is present is up to you and the property owner; however, if they have their own expectations for the shoot, please note this may increase time on site. We are highly flexible and collaborative, but if you’re not there, we need to know who will be directing the shoot—ourselves or the homeowner. When working with property owners who prefer to be involved in the photography process, it’s best to review your shot list with them beforehand, as well as prior examples of our work, so that everyone’s expectations are in alignment.

is it OK for the sellers to be home during the photography session?

Absolutely! Even if you or the seller are on site, please make sure all staging and cleaning is complete prior to the appointment. And please keep all children and pets away from the equipment during the appointment.

Is it OK if a home is not furnished?

Generally homes are more attractive if they are furnished or staged prior to the real estate photography session, however we do photograph completely empty homes as well. We strongly encourage hiring a home stager if the home is vacant, at least to stage important rooms like master bedroom (and bathroom), living, or family rooms, and kitchen spaces.

What type of real estate photography & videography equipment do you use?

We use high-end Sony and Canon cameras with wide and ultra-wide angle lenses. We also bring along flashes, strobes (powerful flashes), tripods, monopods, sliders, gimbals, and a drone when requested.

How many photographs will I receive, and when will i receive them?

We deliver a minimum of 25 images to ensure we cover MLS. Our goal is to provide you with a sufficient number of images (usually 45-60) from which to choose for online listing.

Please allow up to three business days (often two) for final images to be delivered. We do offer 24 hour turnaround at an additional cost which can be requested before the shoot.

How will I Receive the Images, and What sizes and types of images will I get?

All images are delivered at full resolution, as well as 72 dpi which is suitable for uploading to most MLS website uploads. All images will be made available via a download link and sent via email.

What types of things do you do in post processing (editing the image and/or film)?

Each image is individually processed to ensure composition is optimal, exposure is balanced, colour is accurate, lines are vertical lines and lens distortion is corrected. Each property will be photographed "as is" meaning if there is something visible it will be in the shot. Homeowners can be given a copy of our checklist to ensure the home is ready to be photographed and filmed when we arrive.

What is HDR Photography, and is that something you provide?

Even advanced camera cannot capture various range of dark to light our eyes can perceive. Some photographers attempt to address this problem using HDR, short for High Dynamic Range, which is a software technique involving taking a series of exposures from dark to light and then using professional software to merge them into a final image.

We provide HDR photography. Our process involves a combination of available light and flash appropriate for the space, combined with advanced post-production techniques to produce a final image tailored to your aesthetic and vision. Time invested in HDR photography is significant, however the results delivered speak for themselves.

What types of homes do you photograph?

All types. Every property can benefit from great photography, and ultimately, so will real estate agents who consistently emphasize high-quality photography as part of their marketing mix.

Can you just “photoshop” that in there?

Yes and no. We can remove some minor (non-item) artifacts using Photoshop, but nothing is as good as making sure the property is ready to be photographed when we arrive. You can always refer back to the home prep checklist

What if the property isn’t ready?

We make every effort to ensure agents and sellers are aware of what's needed to get great results. Unfortunately, there is the rare occurrence where we arrive to a property that is in no way "ready" for photographs. The options in this situation are to reschedule the shoot (100% of the fee will still be due) or shoot the property as-is.

What if the weather is bad on the day of my shoot?

That’s something we should decide together on a case-by-case basis, subject to the nature of the assignment, relevant deadlines, and your preferences for the final images. Generally, we can proceed as scheduled. If needed, we can schedule a “pick-up” shoot for exterior and lead photographs, available at no additional charge for most assignments.

My [friend/family member/acquaintance/random guy with a camera] offered to shoot my listing for free. Why should I hire you?

That’s great! If your friend or family member is seriously considering becoming a professional real estate photographer, then absolutely take them up on their offer. Practice makes perfect, as they say. However, you may still need to hire a professional photographer since it is in your best interest to have the highest quality images of the home to both market your current listing to potential buyers and market yourself to new sellers. Real estate photography is a highly specialized field that cannot be properly photographed by amateurs or some other types of photographers who lack the necessary lighting equipment and experience. Professional real estate and architectural photographers know how to display each home at its best.

Do you Film in 1080p HD or 4K?

Yes, we film in both 1080p and 4K resolution. Usually our final videos are delivered in 1080p HD resolution and are uploaded to our YouTube Channel upon approval.

How high do you fly when doing aerial photography/videography?

We do not fly our drones over 400 feet. Usually we fly much lower than that when shooting aerial images or videos of properties.

Is it safe to fly your drone?

Yes! When operating drones everyones safety is our top most priority! All our pilots are experienced and additionally, drone flight systems do have an automatic return to home function.
